What Construction Project Management Is — and How Kainos Does It
Every build needs someone who owns the schedule, protects the budget, and holds every trade accountable. That’s construction project management. At Kainos, it’s how every project runs.
Construction project management is the coordinated oversight of a build from planning through completion — covering budget, schedule, subcontractor coordination, permits, and quality control under one accountable point of contact. Done right, it prevents the problems that derail timelines and inflate costs before they have a chance to start.
The Six Functions of Construction Project Management
Effective project management isn’t one task — it’s six disciplines running in parallel across every phase of the build. Here’s what Kainos manages on every project.
Budget Development & Control
We build a detailed project budget from your scope, track costs against it in real time, and flag variances before they become problems. You always know where your money stands.
Schedule Management
We build the construction schedule, sequence the trades, and hold each phase accountable to the timeline. Delays get caught early — not after they’ve already pushed your move-in date by weeks.
Subcontractor Coordination
We vet bids, review contracts, manage the trade schedule, and hold every sub to the quality standard the project requires. One point of contact. No finger-pointing between trades.
Permit & Inspection Coordination
We manage the permitting process, coordinate required inspections, and track compliance at each phase so nothing stalls because of a missed approval or an inspection that wasn’t scheduled.
Quality Control
We conduct milestone inspections throughout the build, document deficiencies, and follow up until every item is resolved. Quality issues caught early cost a fraction of what they cost after a project closes.
Owner Reporting & Communication
Regular written updates on schedule, budget, open issues, and upcoming decisions. You stay informed without having to be on-site every day or chase down answers yourself.

One Project Manager. Every Phase. No Surprises.
From pre-construction planning through the final walkthrough, you work with one dedicated project manager who knows your budget, your timeline, and your standards. Not a dispatcher. Not a rotating crew. One person who owns the outcome.
We use milestone-based reporting so you always know where the project stands before you have to ask. Every phase is documented. Every issue is flagged before it becomes a change order. That’s not just project management — that’s how Kainos builds.
What Happens When No One Is Managing the Project
Most construction problems aren’t caused by bad trades. They’re caused by no one owning the full picture.
Budget blowout from untracked change orders
Without someone tracking costs against the original scope, small change orders stack up unnoticed. By the time the owner sees the real number, the project is already over budget and there’s no clean path back.
Schedule collapse from unsequenced trades
When trades aren’t sequenced and held to a schedule, they show up out of order or not at all. A framing crew waiting on a foundation. A finish carpenter on-site before paint. Each delay cascades into the next.
Quality issues caught too late
A deficiency caught before drywall costs almost nothing to fix. The same deficiency caught after flooring and paint is a major repair. Regular milestone inspections are the difference between a punchlist and a lawsuit.
Communication breakdown between owner and trades
Without a central contact, the owner gets conflicting information from five different subs and no clear picture of what’s actually happening. Decisions get delayed. Issues go unresolved. The project loses momentum.

-
What does a construction project manager do?
A construction project manager oversees every phase of a build — from budget and schedule development through subcontractor coordination, permit management, quality control, and final walkthrough. Their job is to keep the project on time, on budget, and built to the quality standard the owner expects, while serving as the single point of communication between all parties.
-
Do I need a project manager if I already have a general contractor?
It depends on the project and your level of involvement. A GC manages the build on their own behalf and is responsible for delivering the finished product. A construction project manager works specifically for you — providing independent oversight, budget tracking, and quality checks that aren’t filtered through the GC’s interests. For complex projects or owners who want an extra layer of accountability, having both is common.
-
What is the difference between construction project management and construction management services?
Construction project management is the discipline — the set of practices used to plan, execute, and close out a construction project. Construction management services refers to a specific engagement where a construction manager is hired by the owner to oversee a project on their behalf, often when the owner holds the subcontractor contracts directly rather than engaging a general contractor. Kainos offers both: integrated project management on every build we run, and standalone construction management services for owners who need independent oversight.
-
How much does construction project management cost in Iowa?
When project management is included as part of a full general contractor agreement, the cost is built into the overall project fee. For standalone construction management services, fees are typically structured as a fixed fee, a percentage of total project cost (commonly 5–10%), or an hourly rate depending on scope and project size. We discuss your project and define a clear fee structure before any agreement is signed.
-
When should I hire a construction project manager?
The earlier the better. A project manager adds the most value when they’re involved during pre-construction — reviewing plans for constructability, identifying risks before they become change orders, and setting up a budget and schedule that reflects the real scope. Bringing in a PM after problems have started is still worthwhile, but prevents far less than starting from the beginning.
