Custom Home Builder — Iowa

Build the Home You Actually Want — Not the One Someone Already Designed

Kainos Construction builds fully custom homes across Central Iowa. Your layout, your materials, your timeline — managed by one person from the first conversation to the final walkthrough.

Start the Conversation See Our Work

Fully custom means nothing is pre-decided. No floor plans pulled from a catalog. No finish packages you have to choose from. We design around how your family actually lives — then we build it.

Custom vs. Semi-Custom

There’s a Difference — and It Matters

Most “custom” builders work from a library of existing plans. You pick one, choose a countertop finish, move a stove and call it custom. That’s semi-custom.

With Kainos, we start with a blank page. The layout reflects the way you actually move through your home. The materials are what you want, not what’s in the package. The budget is built around your project — not reverse-engineered from a model home.

If you know exactly what you want, we build it. If you’re still figuring it out, we help you get there. Either way, nothing gets drawn until we understand how you live.

What We Manage

The Same Dedicated Team, All the Way Through

You deal directly with the builder and owner from design through move-in. Here’s what that covers.

Site Selection & Land

Own land? We build on it. Still searching? We partner with you to help you find the land that will make your vision a reality.

Design Collaboration

We work through your layout, room flow, and design priorities before anything is drawn. You’re part of every major decision — not handed a finished plan and asked to approve it.

Permits & Approvals

We handle the permitting process in full. You won’t be chasing down municipal requirements or explaining your project to a building department.

Subcontractors

We take pride in the quality of our homes. We have been working with many of our subcontractors for decades. We know their quality, their integrity and their commitment to the same quality work Kainos is committed to.

Pricing Transparency

We will provide comprehensive pricing before any work begins—not just vague estimates. Milestone updates throughout the build keep you current on where things stand.

Final Walkthrough and Closing Celebration

We don’t hand over keys until every item on the punch list is resolved. You sign off and then we host a closing celebration at your new home.

How It Works

The Kainos Build Process

From first call to final walkthrough, here’s exactly what working with us looks like. No surprises. No handoffs. No mystery about where your project stands.

1

Vision Call

We learn what you want to build, your budget range, your timeline, and your site situation. No pitch, no pressure — just a real conversation to see if we’re the right fit.

2

Design & Site Planning

Layout development, site evaluation, material selections, and design finalization. Everything is nailed down before we touch the ground. You approve the plan and the budget.

3

Permits & Pre-Construction

We pull permits, finalize the subcontractor schedule, confirm material lead times, and set your build calendar. You stay informed at every step.

4

Groundbreaking & Foundation

Site prep, excavation, and foundation work. We document progress and flag any soil or site conditions that need your awareness before we build on top of them.

5

Build Phase

Framing, mechanical, insulation, drywall, finishes. Weekly updates, quality checkpoints at each milestone, and clear communication if anything shifts on timeline or cost.

6

Final Walkthrough & Move-In

We walk the home with you, document every item, and resolve the punch list before you take possession. You sign off when everything is right — not before.

What Does a Custom Home Cost in Iowa?

There isn’t a single “typical” cost for a true custom home in Iowa. A fully custom build is priced case-by-case — site conditions, lot work, size, complexity, finishes, structural systems, mechanicals, permits, and owner changes all drive cost. Only stock plans or semi-custom homes have more predictable, standard pricing.

We won’t give you a number until we understand your project and vision. We will always give you a full pricing breakdown before work begins.

If the budget doesn’t match the scope, we will tell you upfront so we can make decisions together that get both aligned. No bait-and-switch.

Factors That Affect Custom Home Cost

  • Square footage Because we design all our own plans from scratch we help you maximize the square footage you get with the price you pay. Our plans help eliminate “wasted space” so you aren’t paying for inefficient spaces.
  • Finish level Stock vs. semi-custom vs. fully custom cabinetry, flooring, and fixtures move the number significantly.
  • Site conditions Rocky soil, drainage issues, or utility access can add cost. We evaluate this before you commit.
  • Design complexity Vaulted ceilings, custom millwork, complex rooflines—beautiful, but they can add to the cost. We will help you understand the impact each of these can have on your specific project.

Common Questions

What People Ask Before They Call

  • How long does it take to build a custom home in Iowa?

No two homes are the same. Homes can take anywhere from 8–14 months from the initial conversation until closing. During our initial vision meeting we will give you a realistic timeline upfront based on the scope of your project.

  • Do you build on our land, or do you help us find a lot?

Both! If you already own land, we build on it. If you are still searching, we partner with you to help you find the land that will make your vision a reality.

  • How do I finance a custom home build in Iowa?

We partner with many trusted lenders throughout Iowa who can walk you through the best mortgage product to fit your individual needs and goals.

  • Can we make changes once the build has started?

Yes! However, there are certain points throughout the process that specific selections will need to be finalized. If the change you want is possible we will review with you the impact to the budget and timeline! This way there are no surprises at the end!

  • What’s the difference between Kainos and a production builder?

Production builders build the same home hundreds of times with slight variations. You choose from their options. With Kainos, we start from your goals and your lot. The layout, the materials, and the design reflect how your family actually lives — not what’s in a catalog. Nothing is pre-decided before you walk in the door.

  • Do you build multigenerational homes or homes with in-law suites?

Yes. Multigenerational design is one of our specialties. We build homes with fully separate living suites, shared kitchen arrangements, private entrances, and universal design features for aging in place. If your family wants to stay close without losing independence, we’ve designed for exactly that.
