One Contractor Who Actually Manages the Whole Job
Remodels, additions, and ground-up builds across Central Iowa. You deal with one person, not a rotating cast of trades. We manage scope, scheduling, and accountability — start to finish.
General contracting is a coordination job as much as a construction job. The reason projects go over budget and over schedule is almost always a breakdown between trades — not a breakdown in craft. We fix that by keeping one person accountable for the whole project.
General Contracting for Homeowners Who Want It Done Right
Whether you’re adding on, renovating, or building from the ground up, the same principle applies: you need someone who owns the outcome, not just their piece of it.
Home Additions & Full Remodels
Adding square footage, a second story, a sunroom, or a full kitchen and bathroom renovation — we manage the design coordination, permits, and every trade involved. We scope the project, provide real pricing before work begins, and manage every sub so you’re not babysitting four different contractors.
Commercial & Mixed-Use
Office buildouts, light commercial construction, and mixed-use projects. Same process, same accountability — just applied to a different building type. Ask us about your project scope.
What Working With a Real GC Actually Looks Like
Most people have had a bad contractor experience. Here’s what we do differently.
Scope and Pricing Review
We walk the project with you, ask the right questions, and build a real scope of work. You get full pricing before we ask for a signature on anything.
Permits & Planning
We pull permits, coordinate with the municipality, and finalize the trade schedule before work begins. You don’t have to navigate that.
Active Site Management
We’re on the job, not just checking in. Every subcontractor is scheduled, supervised, and held to the quality standard we set at the start.
Punch List & Sign-Off
Before you pay the final invoice, we walk the job together and close every open item. You sign off when it’s right — not before.

Every project managed from first permit to final walkthrough.

What You Get When You Hire a GC Who Takes It Personally
Most homeowners don’t need a construction education. They need someone who will handle the complexity so they don’t have to.
With Kainos, you get one number to call. One person who knows your project inside and out. One person responsible when something needs to be fixed — not a chain of finger-pointing between subs.
We’re the option that finishes on time, on budget, and doesn’t leave you with a punch list that never gets closed.
General Contracting Across Central Iowa
We take general contracting projects throughout the Des Moines metro

What People Ask Before They Hire a GC
-
What does a general contractor actually do?
A general contractor manages the full scope of a construction project — hiring and scheduling subcontractors, pulling permits, coordinating inspections, controlling budget, and making sure the work meets quality standards. The GC is the single point of accountability for the entire job. Without one, the homeowner is the de facto project manager.
-
How do I know if I need a general contractor or just a specialist?
If your project involves more than one trade — framing, electrical, plumbing, HVAC, drywall, finishes — you need a GC to coordinate them. A single-trade job (painting, flooring, one bathroom) you can hire direct. Anything with a permit requirement or structural work should go through a GC.
-
How much does general contracting cost in Iowa?
We will provide full pricing before any work begins so you know exactly what to expect. We will walk through your vision and budget with you to come up with a plan to meet both.
-
Do you handle permits?
Yes. Permitting is part of our scope. We pull the appropriate permits, schedule required inspections, and manage the municipality relationship from start to final approval. You don’t need to track that.
-
What if I already have a design or architect?
Great — we work from your plans. If you have a set of drawings and need a GC who can execute them precisely, that’s exactly the kind of project we take on. We’ll review the plans, give you a realistic budget and timeline, and manage the build from there.
