No Mystery. No Handoffs. Here’s Exactly What to Expect.
Most people who’ve had a bad contractor experience say the same thing:
they didn’t know what was happening. We fix that with a process
built around communication, accountability, and zero surprises.
From First Conversation to Move-In: 8–14 Months
This is the realistic timeline for a fully custom home in Central Iowa.
No two homes are the same. We tell you the real timeline upfront —
not the number that sounds good.
What Happens at Every Phase
Vision Call
A 20–30 minute call where we learn what you want to build,
your budget range, your timeline, and your site situation.
We’re listening for fit as much as for scope.
If you think we are the right partner, we will move into Step 2.
Whether Kainos is a realistic fit for your project and budget.
A general idea of what you want to build, where, and when.
Design & Selection
We work through your layout, room flow, and design priorities.
Site selection and evaluation happen here if you don’t already
own land. Material selections — cabinets, flooring, fixtures,
exterior finishes — are finalized so the budget we build
is based on your actual choices, not allowances.
Your full project budget, based on your actual design and selections.
Time for design meetings and selection appointments. Decisions finalized before moving forward.
Permits & Pre-Construction
We pull permits, submit for municipal review, and manage
the approval process. Simultaneously, we finalize the
subcontractor schedule, confirm material lead times,
and set your build calendar. Nothing breaks ground until
every piece is in place.
Your confirmed start date and complete build calendar with milestones.
Signed contract and construction financing in place.
Ground Breaking Experience
At Kainos, breaking ground is more than construction—it’s a milestone.
We treat this moment as a ceremonial start and a precise technical kickoff, blending
celebration with preparation so you feel involved and confident.
We simply need you and your family to show up. We will handle the rest!
Foundation & Framing
Site prep, excavation, foundation pour, and framing.
We document progress at each milestone and flag any
site conditions — soil, drainage, utility access —
that need your awareness before we build on top of them.
You’ll get a framing walkthrough before we close the walls.
The full structure of your home — every room, ceiling height, and opening confirmed before walls close.
Attendance at the framing walkthrough to confirm layout before mechanicals begin.
Mechanicals, Insulation & Finishes
Electrical, plumbing, HVAC rough-ins, insulation, drywall,
cabinetry, flooring, tile, paint, and trim.
This is the longest phase and the most visible progress.
Weekly updates keep you current. Any change in cost
or timeline is communicated immediately —
never at the end of the job.
Your home is complete. Punch list is documented and addressed before final walkthrough.
Timely responses on any open decisions. Selections locked before each phase starts.
Final Walkthrough & Closing Celebration
We walk the home together. Every item on the punch list
is documented and resolved before you take possession.
You sign off when everything meets the standard we set
at the start — not before. Then you get the keys.
Your home is done, signed off, and yours.
Your attendance at the final walkthrough and sign-off when everything is right.
Three Things We Do That Most Builders Don’t
Pre-contract clarity and alignment
We take the time to ensure you have clarity in what to expect throughout
the process and that we are aligned on expectations and budget.
One dedicated team—every phase
You don’t get handed off. The person you meet
on the vision call is the person managing your build
all the way through the final walkthrough.
Communicate changes immediately
Before anything changes, you will know about the potential impact on cost and
schedule so you can approve before we proceed with anything.
Homes Built Through This Process
Every project here followed the same seven phases — and finished on time, on budget.

About the Build Process
How involved do I need to be during the build?
Most of your involvement is front-loaded with design meetings, selections
appointments and pricing approval. We encourage your involvement throughout
the process but it is not required. We have a dedicated client roadmap that
we will walk through with you to ensure you know what to expect from
beginning to end. What happens if something goes over budget?
We will go over pricing expectations in our first meeting. The budget won’t
“just change.” If there is an impact to pricing based on a change you request
we will communicate it and have you sign off on the change before it is implemented. Can I make changes after construction starts?
Yes! However, there are certain points throughout the process that specific
selections will need to be finalized. If the change you want is possible we
will review with you the impact to the budget and timeline! This way there
are no surprises at the end!How do you handle subcontractors?
We take pride in the quality of our homes and partner with those who hold
the same values. We have been working with many of our subcontractors for
decades. We know their quality, their integrity and their commitment to
the same quality work Kainos is committed to.
